
1. Booking
A booking becomes valid on the date when the customer agrees to or makes the booking through the online booking calendar, by email, by telephone or by text message, including WhatsApp.
The accommodation period begins after 3:00 p.m. on the arrival date and ends before 12:00 noon on the departure date, unless both parties have agreed on an earlier arrival or a later check-out. An additional fee of €10–€20 per extra hour may apply.
When making a booking, the customer must provide their full name, home address, telephone number and/or email address, as well as the number of guests staying at the accommodation, so that the invoice or payment request can be sent. The maximum number of guests permitted in each cottage must be observed.
We introduced new payment methods in 2025 and now use the SumUp payment service and the Netvisor financial management system. We accept the most commonly used payment cards.
After the booking has been made, we will send an invoice by email or a payment link to the customer’s telephone number. The rent may be paid either in one instalment or in two instalments.
The booking deposit, which is the first instalment, is 50% of the total price. For accommodation booked less than two months before the arrival date, the full amount will be charged at once.
A €5 invoicing fee will be added to each invoice sent by email to cover invoicing costs. An invoice may also be sent as a SumUp payment link, as an e-invoice or by post. A €5 invoicing fee will also be added when using these other invoicing methods.
For invoices or payment reminders sent by post, an additional €5 postage fee will be charged for each letter sent.
After making a booking, please check your email spam or junk folder. Our automatic messages and emails are often filtered into the spam folder, so please check it before contacting us.
2. Cancellation after payment of the booking deposit
A cancellation must be reported immediately by telephone, email or text message, including WhatsApp.
The booking deposit, meaning the first payment, is non-refundable.
We will not charge the remaining balance if we receive notice of the cancellation before the final payment is due.
The booking deposit will be charged no later than two months before the start date of the booking. For bookings made more than six months in advance, the booking deposit will be charged approximately one to two months after the booking is made.
Depending on the circumstances, we may agree on a new accommodation period within a reasonable time after the cancellation. In such cases, all or part of the booking deposit may be transferred to the new booking.
The new accommodation period must take place no later than six months after the original booking date.
3. Cancellation after payment of the full amount
A cancellation must be reported immediately and no later than seven days before the scheduled arrival date.
Cancellations may be made by telephone, email or text message, including WhatsApp.
In the event of cancellation, we may refund 25% of the total amount paid, but only for a compelling reason and after considering the circumstances of each case individually.
We will nevertheless try to offer alternative accommodation during the following weeks. In such a case, the final payment already made will be transferred directly to the new booking.
Any difference in price between the original and the new accommodation will not be refunded, regardless of the size of the cottage. If the new accommodation is more expensive, the customer must pay the difference.
We will also charge an additional fee for the administrative arrangements caused by changes to the booking.
4. Illness, accident, death, global conflict or epidemic
We may refund 25% of the total price of a cancelled booking if the cancellation is due to a compelling reason.
A compelling reason means a serious illness or serious accident affecting the customer or a close family member, a death, or another serious and unexpected event, such as a fire in the customer’s home.
For the purposes of these terms, a close family member means:
- a spouse or cohabiting partner;
- a child;
- a parent;
- a parent-in-law;
- a sibling;
- a grandchild; or
- a grandparent.
We recommend that all customers obtain travel insurance that covers possible accommodation costs. Please contact your insurance company for further information.
In the event of a global conflict or epidemic, such as the coronavirus pandemic of 2020, we will try to transfer the booking to a later date. Refunds are not normally granted in such situations, and each booking will be considered individually.
The customer must inform the accommodation provider immediately if they will not be arriving and must also state the reason.
The customer must provide reliable supporting documentation, such as a medical certificate, police report or statement from an insurance company. The documents must be submitted within a reasonable period after the customer has received them.
A €30 administration fee will be charged in all cases.
5. Customer’s responsibility
The person making the booking is responsible for the pets belonging to the group, the furniture and equipment in the cottage, and the personal belongings of all members of the group.
If the customer notices any damage or breakage to furniture, lighting, equipment or other property either upon arrival or during the stay, they must report it to the accommodation provider immediately.
This allows us to repair the damage and ensures that any costs can be charged to the person responsible.
Failure to report existing damage may, in the worst case, result in the customer being charged for it, even if the damage occurred before the customer arrived at the accommodation.
